Once a figure for your property is agreed we will assess the situation and circumstances of the purchaser so as to ascertain their ability to proceed in the purchase. Your buyer may have cash with no chain, if this is the case we will ask for proof of funds from them. If your buyer is included in a chain we will speak to the necessary agents involved in that chain to assess how the chain is proceeding. Once all relative information has been gathered we will contact all parties involved by writing and confirming the sale so as the legal procedure can begin.
When you have chosen your solicitor to represent you they will start work on the procedure of the sale. They will arrange the necessary searches, reading, amending and verifying all documents, answering all enquires and raising any necessary questions. If a Mortgage is being used as finance they will speak to the relevant finance company. The whole procedure usually takes around four to six weeks depending on the circumstances.
The sale of a property is not legally bound until contracts are exchanged. At this point it becomes law and everyone is legally bound to proceed and arrange a completion date for moving. This is the date you should use when instructing you Removal Company you are using to move. It is also the date you use when contacting your energy companies even Sky or Virgin TV to let them know your on the move and notifying them of your new address.
The date set for completion is the day you must leave your home. The keys for your old home and your new home cannot be released from the Estate Agents until they have had confirmation that all funds have been successfully transferred so all monies are in place. The solicitors will confirm this information. This can be from anytime between eleven in the morning and three in the afternoon.
